Loan questions, answered

The questions we hear most. General information only; your options depend on your situation and the lender.

My situation isn't straightforward. Can you still help?

We take time on situations that don't fit a standard application: credit challenges, non-standard income, or unusual lending needs. We work with lenders who may consider them, and we tell you honestly what’s likely.

Can I buy an investment property using equity?

Possibly. If you’ve built up equity in your home or another property, some lenders will let you borrow against it to fund an investment purchase. The amount depends on lender assessment of the property value, your income and your commitments. We can work out the numbers with you.

How much can I borrow?

It depends on your income, credit history, existing debts, living expenses and the property’s value. We can give you an estimate and check which lenders fit.

How do I apply for a home loan?

You complete an application with your personal and financial details and provide documents such as payslips or income statements, bank statements and ID. We prepare and lodge it with you.

What’s the difference between pre-approval and full approval?

Pre-approval is a lender’s indication that you’re likely eligible, based on your finances. Full (formal) approval comes after the lender has checked all your documents and the property, and confirmed the loan offer.

How much deposit do I need?

Typically 5–20% of the purchase price, subject to lender policy and loan type. Under 20% usually means lenders mortgage insurance.

Can I refinance?

Yes. Refinancing means switching lenders or changing your loan terms, possibly for a lower rate, lower repayments or access to equity. Break costs and fees apply in some cases, and we’ll check them first.

What is lenders mortgage insurance (LMI)?

It protects the lender, not you, if a borrower defaults. It’s usually required when your deposit is under 20%. We can explain roughly what it may cost and how your deposit size affects it.

I have late payments, defaults or past bankruptcy on my file. Can I still apply?

You can apply. Some lenders may consider applicants with credit issues, depending on what happened, when, and your situation now. Rates and terms may differ. We’ll be upfront about what’s realistic.

I don’t have the income documents most banks want. Can I still apply?

Yes. Some lenders accept alternative income verification. We’ll tell you which ones and what they need.

What is a low doc or alt doc loan?

A home loan for borrowers without standard documents like payslips or tax returns. Instead you might use bank statements, BAS, or an accountant’s letter. They suit many self-employed people, contractors and people with irregular income. Rates and terms vary by lender and are often higher than standard loans.
